Our Project Process

The road from first idea to handover: discovery, design, permits, and site work — with one point of contact at every stage.

A project is largely decided in its first three weeks. If expectations, budget limits and schedule are not settled in that window, everything after it is built on guesswork.

Discovery

We survey what exists and record the building's technical condition and constraints. Permit status, zoning conditions and building records are clarified here. The most expensive surprise is the one that appears after work has started.

Design

Plan options are developed from the use cases. Each option is presented with a rough cost range; when design and budget are discussed at separate tables, both lose touch with reality.

Permits and approvals

Drawings are prepared and submitted to the relevant authorities. This stage varies by authority and is the least predictable part of the schedule, so site planning is built around the start after approval, not the approval date itself.

On site

Delivery runs through a single point of responsibility. Weekly progress reports, photographs of the work and an updated schedule are shared. Change requests are priced in writing; verbal decisions are the most common source of dispute on any site.

Handover

A snag list is drawn up together and closed before handover. Warranties, the list of materials used and maintenance notes are handed over in one file.

The point of contact does not change through any of it: the same team, the same schedule.
